Our client is looking for a fantastic Site Manager to join their existing teams on a number of different sites.It is a chance to work for one of the main residential developers in the UK who have a reputation of delivering large scale, high volume residential developments including new garden towns. They are looking for a Site Manager to come work on a combination of stunning 1, 2 & 3 bedroom apartments and spacious 3, 4 & 5 bedroom executive homes. It will offer an exclusive village lifestyle set amongst landscaped open spaces. It will also include landscaped community spaces, including a pretty village green and central parkland, provide recreation and tranquil views from the development's superb array of family houses and apartments. The Site Manager is required to work under the direction of the Building Manager and to be responsible (in conjunction with the Building Manager) for the speedy, accurate and cost effective technical pre-start planning of developments sites: By securing a detailed technical understanding of the site and the design requirements. By assisting in liaison with statutory authorities. By assisting in the identification and assessment of potentially suitable sub-contractors. By checking that the sub-contractor and supply orders contain all works and materials at the outset which are likely to be required to enable the dwellings to be completed and handed over to customer care. To be responsible (in conjunction with the Building Manager) for the site setting out by: Ensuring that a critical check is made of road positions at sub-base and kerb stages in relationship to the ultimate site boundaries. Ensuring that in respect of every dwelling, dimensions are checked to establish that houses are positioned as per the site setting out drawing. Ensuring that the Groundworks Contractor is in possession of the correct up to date setting out drawings. To manage and secure the production of dwellings within pre-determined programmes and budgets and to Company safety, quality and presentation standards: By acting as Site Safety Officer on behalf of the Company by controlling and guiding sub-contractors, anticipating, identifying and resolving problems. By understanding the Company Safety Policy for Health & Safety and ensuring that it is brought to the attention of all employees on site and in particular new employees. By carrying out all work in accordance with its requirements and bring to the notice of the Building Manager any improvements or additions which are felt necessary. By acting as Site Safety Officer on behalf of the Company. By organising the work on site so that it is carried out to the required standard with minimum risk to employees, sub-contractors and the general public. By inspection and tight control of quality and presentation. By operating and controlling the site strictly in accordance with the agreed Method Statement. To establish and maintain for the Company a good relationship and reputation in business as a whole: By acting in a fair, firm, polite, professional and business-like manner. By ensuring that written and verbal communication, both internally and externally is clear, accurate, relevant properly time and of good quality. By ensuring that each property is totally completed to the prescribed standard on time for handover to the customer, fit for occupation and in a clean condition. By ensuring all maintenance works to properties are carried out in a prompt and professional manner as required by the Building Manager. To assist in the presentation, promotion and setting out of the Company's products: By assisting in identifying and implementing during the pre-planning process, means by which the site constructional works may be undertaken to provide the optimum marketing presentation, consistent with good building practice. By maintaining high standards of site tidiness consistent with the building stage. By effecting specific site presentation works and production of show homes as directed by the Building Manager. By promoting the good name of the Company and ensuring that sub-contractors do not detract from the good purchaser's image of the Company. Monitor the design and specification of the Company's product and advise of any cost effective improvement identified through site experience.
