Main duties, tasks and responsibilities of post holder


1.

Rental Income Collection

· Ensure customers know their rent due, payment dates, and methods by which they can pay their rent.

· Work with Customers in rent arrears to establish the reason for rent arrears and work with Customers to tackle the reasons for non- payment

· Support tenants in receipt of welfare benefits to make & evidence their claims, in a timely way.

· Monitor rent accounts to ensure residents in arrears are contacted promptly, and payment due taken or a mutually agreeable arrangement made and monitored.

· Initiate appropriate recovery action, using a range of contact methods.

· Initiate legal proceedings, attending court and evictions as necessary.


2.

Anti-Social Behaviour

· Liaise with all parties to seek agreement on satisfactory outcomes to reports of ASB

· Make referrals to the West Sussex Mediation Service and monitor outcomes.

· Ensure all risk assessments are made using the harm centred approach in the Councils ASB Policy

· Record and monitor all cases onto ECINS.

· Attend multi agency meetings and ASBRAC to manage medium and high risk cases using a multi- agency approach.

· Take and prepare witness statements in respect of legal proceedings.

· Maintain awareness of developing legislation in respect of ASB.


3.

Resident Involvement

· Encourage and promote Resident Engagement . Supporting the Resident Engagement Officer by attendance at Resident Association meetings and events.


4.

Estate Management

· Undertake, action and report on regular estate inspections.

· Carry out site inspections & liaise with legal to deal with boundary disputes.

· Work with Housing Assistants to respond to reports of fly tipping, abandoned vehicles & dog fouling on Adur land.

· Implement Adur Homes communal ways policy to ensure fire safety compliance in Adur Homes blocks.

· Carry out inspections of properties subject to right to buy to ensure any required covenants are included in the purchase agreement.


5.

Tenancy Management

· Manage a variety of tenure types, across the Councils stock.

· Provide a Housing management service to our Leasehold properties in conjunction with the Leasehold Services Officers

· Undertake new tenant sign ups, and home visit s within 4 weeks of a tenancy start date.

· Manage the mutual Exchange process, ensuring compliance with all legislation.

· Identify and support vulnerable tenants by making appropriate referrals for support.

· Receive and action permission requests from tenants in respect of property alteration and usage matters.

· Undertake regular tenancy audits of our stock.


6.

Deputisation

· To deputise for the Senior Housing Officer when necessary.

· Deputise in the absence of colleagues



7.

Undertake all duties in accordance with Council policies, in particular those relating to Customer Care and Equal Opportunities.


8.

Undertake such other duties as may reasonably be allocated to the postholder, which may involve providing assistance in any section of the department as may be required from time to time.


9.

Undertake any duties regarding health, safety and welfare at work, civil contingencies and business continuity which may reasonably be allocated to the postholder as a result of legislation, codes of practice or Council policies.


10.

Promote the service and Council positively at all times.
